Properties are meant to sell or rent or lease to buyers and tenants. Renting your property means allowing the other person to carry on his living in your house or property for some specific period on some monthly or yearly rental cheques. Providing a shelter to any family is very much a great act to do but overwhelming that shelter is not a good act to do.
Tenants should keep in mind its rights and responsibilities and should not avoid those responsibilities assuming the property of its own.
Responsibilities of Tenants:
1) Pay the agreed amount/rent on the specific day.
2) Keeping the property of the landlord damage free as any damage is liable to be recovered by the tenant.
3) If you require any changes, any addition, any alteration in the property, tenant should consult its landlord first to make it in its notice and to take his consent.
4) If the tenant wants to sub-let the property, again permission of the landlord is obligatory as if you don’t, it can cause you trouble.
Rights of Tenants:
1) To insure all complete details about the contract signed.
2) Tenant has the right to know the address of the landlord as if any problem occurs, landlord is easily reachable.
3) Tenant has the right to ask the landlord to repair any damage in the property before the contract signed.
4) Tenant has the right to ask for receipts of the rent he/she is paying on regular basis on the time of every payment.
5) Another right is the tenant can ask for some time period of the landlord wants to end the contract and needs its property back.
So, according to such responsibilities and rights, it was seen due to mutual mistakes, landlords are threatened by the tenants. Strange? But true.
Some landlords indulge in making some changes in the property without telling the city property regulatory department and make the tenant apart of it. As a result some tenants threaten when landlord asks for ending up the contract.
Solution, yes landlords will have to face the consequences of doing something illegal, maybe a fine, maybe destroying the changes in the property. But as a threat you should contact any lawyer and police if your tenant black mailing you on your own property. Talk to the tenant first, give him time to evict the property or of you like sign a new contract with new increased rent. Remember do consult lawyers and police for such situations if the things get worse and your tenant is not willing to leave the property at any cost.
